ICSC Las Vegas 2025 wrapped up another successful year at the Las Vegas Convention Center, drawing an estimated 25,000 professionals.

From my experience on the ground, the energy at ICSC Las Vegas 2025 was electric. The convention center was buzzing with activity from the moment the doors opened. This premier event wasn’t just a gathering; it was a high-powered hub where meaningful connections were made, deals were actively taking shape, and forward-thinking conversations were happening at every turn. The level of engagement from developers, retailers, investors, and brokers made it clear that retail is evolving and accelerating. It was inspiring to be part of a community so deeply committed to innovation and growth within our industry.

 

Strong Deal Flow Despite Economic Uncertainty

One of the clearest takeaways from this year’s event was the strength of the deal-making environment. Even amid broader economic headwinds, leasing activity remained robust, particularly in open-air shopping centers and development. Landlords are capitalizing on historically low vacancy rates, and competition among tenants is driving favorable lease terms.

Retailers Refine Growth Strategies

Thanks in part to tools like AI and advanced data analytics, retailers arrived at the show with more refined strategies than ever. Many are shedding underperforming locations and focusing their efforts on expanding in high-growth markets. It was clear that brands are planning well into 2026 and 2027, a sign of strong confidence in both evolving consumer demand and the long-term resilience of the retail sector.

Redevelopment Over New Construction

With high construction costs and tighter financing, many developers have shifted their focus from ground-up projects to creative reuse and redevelopment. Vacant big-box spaces are being reimagined into vibrant, mixed-use environments that align with evolving tenant and consumer preferences.

Retail Real Estate Outperforms

Retail continues to outperform other commercial sectors in terms of investment activity. Investors are drawn to stabilized retail centers and value-add opportunities, particularly in Sunbelt markets like Texas and Florida. God Bless Texas and Florida!
